When you have found the perfect home, we will do a market
analysis to make sure you are not overpaying for your home.
We will sit down with you to write an offer based on the
information that you have from the market analysis and from
what you have seen of the house. Then we will present that
written offer to the seller. The seller either accepts your
offer, rejects your offer, or makes a counter offer.
In the likely case that the seller makes a counter offer,
we will then negotiate on your behalf, representing your best
interest. You and the seller will agree on the price and terms,
including closing and settlement dates A home warranty will
be recommended, which often is paid for by the seller, so
that you can have peace of mind.
A sales contract will be executed and we will oversee the
contract of sale to assure proper execution.
Accepted Offer! -
When you have an accepted offer (Congratulations), we will
assist you when deciding where to make your loan application,
so that you can secure a loan to purchase your new home. At
this point, all earnest money must be placed in a Trust Account.
Home Inspection -
We will have names of house inspectors available upon request
and the various home inspections you have elected will be
scheduled. We will skillfully negotiate the house inspection
with the Sellers.

from following up on your financing, ordering title insurance,
confirming closing dates and costs, helping you coordinate
