Choosing a Realtor -

Karin and the Team’s Buyer Agent will have an initial fact-finding meeting with you to find out what type of house and what area you prefer and which amenities are important to you and your family. We will also explain agency to you and let you know how we can represent you.

Pre-Approval -

We will get you pre-approved
with a lender to assure that you as the buyer
have maximum leverage when making on offer on your dream house.

Finding Your Dream Home -

We will give you a list of homes available that fit your needs and you decide whether to drive by the properties first or have your buyer agent show you the best homes.

If you don’t find your dream home on the first trip, we will continue to check the market and let you know what has or will be coming on the market in the near future, that may be of interest to you.

We will e-mail any new listings or call you, as per your preference.

Writing an Offer -

When you have found the perfect home, we will do a market analysis to make sure you are not overpaying for your home.

We will sit down with you to write an offer based on the information that you have from the market analysis and from what you have seen of the house. Then we will present that written offer to the seller. The seller either accepts your offer, rejects your offer, or makes a counter offer.

In the likely case that the seller makes a counter offer, we will then negotiate on your behalf, representing your best interest. You and the seller will agree on the price and terms, including closing and settlement dates A home warranty will be recommended, which often is paid for by the seller, so that you can have peace of mind.

A sales contract will be executed and we will oversee the contract of sale to assure proper execution.

Accepted Offer! -

When you have an accepted offer (Congratulations), we will assist you when deciding where to make your loan application, so that you can secure a loan to purchase your new home. At this point, all earnest money must be placed in a Trust Account.

Home Inspection -

We will have names of house inspectors available upon request and the various home inspections you have elected will be scheduled. We will skillfully negotiate the house inspection with the Sellers.

Closing -

We will follow the transaction and guide you every step of the way. We'll make sure that every detail is taken care of; from following up on your financing, ordering title insurance, confirming closing dates and costs, helping you coordinate the transfer of utilities, being there for you until title transfers, give you the keys to your new home, to following up with you after your move.
